Why to buy in property Croatia? |
Croatia
is definitely one of the most beautiful parts of Adriatic,
yet still close to most of European countries. It's still
possible to find nice property in Croatia on peaceful location
for reasonable price.
And price of real estate in Croatia is continuously rising
for last 10 years, but it's still considered to be undervalued.

to look? |
| Search for your
home in Croatia would be decided by your preferences.
You can choose among different seaside resorts - finding
more peaceful and less crowded one to offer even lower real
estate prices.
Therefore, you will find the southern part of Croatian Adriatic
more affordable (except from few more commercialized tourist
resorts as Dubrovnik, Makarska, Bol, Hvar).
North Adriatic is better developed and closer by land to
most of Europe. Therefore there is more interest and higher
prices for real estate in that part of Croatia.
You can always choose to look for your property in Croatia
- inland. You may find that required budget is dramatically
reducing with each km further from sea. But still within
20 minutes driving distance. You can find really romantic
old houses surrounded by gardens or vineyards in picturesque
villages for bargain prices. |

Who can own real estate in Croatia? |
Croatia real estate
regulations are covered by Croatian Law of property and other
real estate rights ("Zakon o vlasnistvu i drugim stvarnim
pravima").
Foreign citizens are required to need to obtain a consent
from the Minister of Foreign Affairs of the Republic of Croatia.
Further info can be found at web site of Ministry of Foreign
Affairs. You may leave this part of work to Croatian solicitor
or your real estate agency.
Generaly, you can buy real estate property in Croatia if you
are citizen of the countries giving reciprocal rights to citizens
of Croatia:
all EU countries (with exception of Italy), USA, the Russian
Federation and Hungary. The citizens of Italy, Switzerland
and Bosnia & Herzegovina can only purchase real estate
property in Croatia if they intend to live in Croatia permanently.
Foreign citizens can't buy property in Croatia if it's classified
as agricultural land or forest land, and if it's classified
as historical monument they can buy it only if authorities
decline to exercise their pre-emptive right. |

How to buy property in Croatia? |
Considering you're
foreign citizen, and you don't speak Croatian - probably the
best idea would be to contact one or more real estate agency
firms in Croatia. They should have some experience dealing
with purchasing of real estate in Croatia by foreign citizens
and knowledge of English.
However, the best advice would be one you probably already
heard. Although it may be just your holiday home - it's probably
not among your minor investments. Therefore - don't rush -
visit intended region, carefuly look all the choices, and
if possible, look for more offers. |
